Why should I sell my
home to you instead of listing it with a
realtor?
A:
EXCELLENT question!
Selling your home to me verses going
through a realtor has several advantages:
1. I don't
care about your housekeeping.
You don't even have to clean away your
breakfast dishes for me to see your home
and buy it right away. Just leave 'em
right on the table. It's not the part
that I'm looking for at all.
2. You
don't have to make any repairs
to your home to make it attractive or
marketable to me. 99% of the homes I buy
need at least some sort of work - dirt and
disrepair won't discourage me at all.
Shoot, even "walls missing" or
"large hole in ceiling" or "3 feet of
garbage in basement" won't put me off. I
don't care. I promise, I've seen worse.
Leave everything "as is" and just send me
an email or give me a call!

It's a FAST
sale! I can usually
remove the financial burden of your home
in about 10 to 14 days. (Very handy in
foreclosure or distressed situations).

It's a "For sure"
sale. When you list a
home with a realtor, you're just one of
many homes that your realtor has for
sale. You hope they sell your home
quickly, but you never know. It's an
open-ended deal. Maybe they will - maybe
they won't. With me, I can make a
decision quickly to purchase your home and
it's all over in about 10 days. No
waiting. No hoping. It's a done deal.

If you've lived in your
home 5 years or more, or if you purchased your
home originally at under-market prices, or if
your neighborhood has experienced a fast rate of
appreciation in recent years, we should talk -

Q: Won't I make
more money if I sell it through a realtor?
A:
Not necessarily. The costs
associated with trying to sell your home at fair
market prices through a realtor need to be
looked at carefully - they add up quickly, and
when you consider the extra hassle of keeping
your home in "show condition" for an extended
period of time while you try to sell, plus the
open-endedness of the deal itself, it may not be
worth it. Let's take a look:
Even though some
realtors may give you a break on their
commission if they sell your
home personally, let another realtor sell it and
you can count on at least 7% because they now
have to split the commission with someone else.
Also, we have what is known as a "Buyer's
Market" right now, meaning that there are a lot
of homes on the market at very attractive
prices. So, if you hope for a quick sale, you
need to make your deal more attractive than the
next guy by offering to pay closing costs. Your
realtor will most likely suggest you do so.
This means you can add another 3% on average to
your expenses. (I, on the other hand, always
pay all closing costs on the homes I buy, by the
way). So, add the 7% commission plus 3% closing
costs together and they cut your net profit by
10% of your home's selling price. So, a
$130,000.00 sale drops to $117,000 right up
front when you deduct commission and closing
cost expenses. And that's if your home is in
"move in" condition. If not, you'll end up
deducting more from your net profit:
In this "Buyer's
Market", your home needs to be free of flaws and
maintenance issues to hope for a quick sale at
fair market prices. How much "spiffing" your
home takes will depend on your particular home,
but take it from someone who does this for a
living - it's ALWAYS more than you think. If
your home is in pretty good condition, you may
only have to spend 5% or so - but if it needs a
little work it can easily be more.
So, will you come
out better by selling your home through a
realtor? After you deduct the 7% commission,
plus 3% closing costs, plus whatever $$$$ for
spiffing and repairs in hopes that your home
sell in a reasonable amount of time, plus add
the fact that you may wait months on a sale and
never even know if it WILL sell, while you pay
one mortgage note after another, and,
Hmmm...... Sometimes selling your home for a
good price to someone like myself who can do a
15 minute walk-through and say "Sure, I'll buy
it" starts to sound like an acceptable plan.
